3310 Bryn Mawr Drive, Irving, Texas 75062

#closed on this Irving / Las Colinas investment property with tons of upside.

‍

Our client came to us in Q3 looking to invest in the DFW market and wanted to start with a residential property to lease-out.

‍

We reviewed different parts of DFW and asset classes before choosing Irving / Las Colinas and single-family residential.

‍

Working closely with their lender, we were able to put together investment pro forma projections that would cover their monthly payment and bring an impressive cash-on-cash return in year one.

‍

After negotiating with the seller / agent for nearly a week, we were able to get this one under contract and begin our gauntlet of inspections.

‍

Utilizing our inspection reports, we got thousands of dollars off the listing amount, while also having the seller cover the majority of our client's closing costs.

‍

This was key to ensuring our client's return on investment will be fruitful in the years to come.
