DFW Housing in December 2025: Prices Continue to Soften

DFW saw a shift pointing towards more of a buyers market in December 2025.

The following statistics were reported:

  • $375,000 sales price or -6.3% vs December 2024 (YOY)
  • 27,041 properties on the market or +9% YOY
  • 71 Days on Market or +8.1% YOY
  • 7,704 closed sales or +3% YOY

While 2026 has already begun and we await January's results, there's clear momentum on the buyer-side.

Look for a busy spring / summer in the DFW Housing markets as prices begin to correct and become more affordable for buyers that have been sidelined due to elevated mortgage rates, homeowners insurance and property taxes.

Sellers that market their property correctly and utilitize market analysis / trends to price their property will be rewarded with a more productive listing, possible offer and closing.
