DFW Housing in April 2026: Prices Decline, Closings Surge

DFW Housing saw the following results in April 2026:

  • Median Sales Price at $390,000 or -2.3% vs April 2025 (YOY)
  • Active Listings at 32,877 properties or +0.6% YOY
  • Days on Market at 61 Days or +6.6% YOY
  • Closings at 8,761 properties or +7.5% YOY

While demand surged as closings ticked up 7.5% vs April 2025, listing volume was nearly unchanged at a 0.6% increase in total active listings for the peak selling month.

Prices declining 2.3% is helping buyers that have been sidelined for years with higher mortgage rates and insurance costs.

The good news for DFW homeowners and sellers is that population growth ranked #2 in the country last year (only behind Houston) for volume increase, helping to support demand in the area and mitigate significant price declines.

On the other hand, now is a good time to be a buyer in DFW as price cuts, seller concessions and active listings accumulate on the market.
