After being utilized for many years as an owner / user space, they had the goal of converting it into an investment property.
We visited and established a projected rental income figure that our client was comfortable with and that would yield a positive return.
These numbers and projected analysis were based on prior transactions that we'd closed in the area-- giving us confidence that our number would be accurate.

Phase (2) included being present / available for showings -- this is where we were able to locate our preferred tenant and begin an agreeable contract.
